Budgeting
- it is costly to renovate a property, and with the constantly escalating costs of building materials it is imperative to be aware of any unanticipated costs. Always add a contingency budget and make sure you keep track of bills on a daily basis.
Planning laws
- you must make sure you okay the use of your property as a holiday home with the local council. Be aware that not all councils have the same regulations in place so you must always get in touch with local planning officers and make sure that you are following the right laws.
Building regulations
- you must seek planning for any building work that requires it, and you must ensure that you work with the local building inspector to ensure that whatever changes you are making are fully compliant, eg the removal of walls.
Working with contractors
- you are likely to work with a number of contractors during the course of your renovation, from architects and planning consultants, to builders, plumbers and designers. Make sure you find and work with people who come with recommendations and references.
Guest experience
- always think of what would make your guests comfortable. Your communal spaces must be large enough to comfortably accommodate all your guests, to relax on sofas or eat at the same dining table. Beds and bathrooms should be spacious and plentiful!
Future maintenance
- how easy will it be to maintain your beautiful holiday home? Always bear in mind the future schedule and costs of your renovation. For instance, gardens and infrastructure such as a hot tub will require ongoing care which you should plan and budget for.
